Floor protection strategy during construction and fit-out

Don't let a fit-out destroy your floor investment before the building even opens.

Construction dust, heavy equipment, and constant footfall from trades are the enemies of a new or freshly cleaned floor. Without proper protection, a fit-out can cause permanent damage to carpets and stone.

A proactive protection strategy is significantly cheaper than a restorative clean or a full floor replacement post-project.

Protection only works if everyone on site understands and respects it, which means clear communication with the project manager and trades is as important as the materials used.

Building this coordination into the project plan from the outset avoids the common scenario where protection is removed early, or ignored altogether, by contractors under time pressure.

Flooring protected with boards during construction
  • Clean floors before applying protection to prevent grinding in dirt.
  • Choose the right protection material for the floor type.
  • Maintain protection throughout the project lifecycle.
  • Implement strict 'no-go' zones for wet trades if possible.
  • Schedule a final post-fit-out deep clean.
  • Protection is only effective if trades are briefed on it clearly.
  • Phased handover reduces the risk of damage during multi-stage fit-outs.

Preparation is everything

Never put protection down on a dirty floor. The dust trapped underneath will act like sandpaper as workers walk over it, causing invisible but permanent scratching to hard floors.

We recommend a thorough clean and dry before any hoarding or protection boards are installed.

Selecting the right protection

Use breathable protection for natural stone to prevent moisture trap. For carpets, use self-adhesive film or heavy-duty board in high-traffic walkways.

Avoid using standard tape on finishes, as it can leave a sticky residue or even pull up the seal when removed.

  • Breathable sheets for stone and wood
  • Adhesive films for carpets (check duration)
  • Corrugated plastic boards for high-impact areas
  • Walk-off mats at entry points

Post-project recovery

Once the trades have left, a final deep clean is essential to remove the fine 'gypsum' dust that settles in every fibre and pore of the flooring.

Coordinating with trades and project managers

Include floor protection requirements in the site induction so every trade understands where protection is in place and why it shouldn't be removed without agreement.

On multi-phase fit-outs, agree a phased handover so that finished areas are protected and closed off before the next trade begins work nearby, rather than leaving completed floors exposed to ongoing traffic.

Regular walk-rounds with the project manager during the works help catch damaged or missing protection early, before it leads to costly, avoidable repairs at the end of the project.

The short version

  • • Clean before you protect.
  • • Choose breathable materials for natural stone.
  • • Schedule a final deep clean once trades finish.
  • • Brief every trade on protection requirements from day one.
  • • Use phased handover on multi-stage projects.
  • • Regular walk-rounds catch damaged protection early.
