Expert Care for Commercial Limestone Floors
Limestone offers a timeless, matte elegance, but its extreme porosity makes it a magnet for deep-seated dirt and staining.
Limestone is a sedimentary rock that is even more porous than marble. In a commercial setting, this means it 'drinks' spills and soil, leading to a grey, dingy appearance that standard cleaning cannot reverse. Because it is calcium-based, it is also highly sensitive to acid-based cleaners.
Our limestone service focuses on intensive deep cleaning using high-pressure extraction and alkaline cleaners, followed by honing to remove surface wear. We finish with a breathable sealer that protects the stone without changing its characteristic matte appearance.
Limestone forms from compressed marine sediment over millions of years, which gives it a naturally consistent, warm colour palette that many architects specify for entrance halls and public buildings. Its softness compared to granite or marble makes it easier to hone and shape during manufacture, but that same softness means it also marks and absorbs more readily in day-to-day commercial use.
Specification at a glance
- • Limestone's high porosity requires professional deep extraction cleaning.
- • Never use acidic cleaners on limestone as they will cause permanent damage.
- • A high-quality impregnating sealer is vital for long-term protection.
- • Efflorescence should be traced to its moisture source, not just cleaned away.
- • Entrance and ground-floor installations need closer, more frequent monitoring.

Professional cleaning and sealing solutions for porous natural stone.

Managing the 'sponge' effect of limestone
Because limestone is so absorbent, the 'soil' you see is often a combination of dirt and old, dirty mop water that has soaked into the stone's structure. Our high-vacuum extraction pulls this liquid back out, effectively 'flushing' the stone clean.
We use specialised brushes that reach into the natural pits and textures of the limestone, ensuring no debris is left behind.
Choosing the right finish for limestone
Most commercial limestone is preferred with a 'honed' (matte) finish rather than a high gloss. We can adjust the grit level of our diamond pads to provide exactly the level of sheen required, from a soft satin to a completely flat matte.
Preventing salt staining and efflorescence
Limestone laid near entrances, on ground floors, or over underfloor heating can suffer from efflorescence — a white, powdery deposit caused by mineral salts migrating to the surface as moisture evaporates. This is often mistaken for a cleaning failure, but it is actually a moisture-related issue originating below the stone.
We identify the underlying cause before treatment, since simply cleaning off the salts without addressing moisture ingress will only see the problem return. In persistent cases we recommend combining our cleaning with an assessment of subfloor damp-proofing or drainage.
- Efflorescence is a symptom of moisture movement, not poor cleaning.
- Ground-floor and entrance installations are most commonly affected.
- Addressing the moisture source prevents the problem recurring.
- Breathable sealers help manage, but do not eliminate, underlying damp issues.
- Deep extraction removes soil from the stone's internal pores.
- Matte or satin honing options to suit the building's aesthetic.
- Acid-sensitive care ensures the stone is never 'burnt' by chemicals.
- Breathable sealers prevent liquid penetration while allowing moisture to escape.
- Effective removal of grout haze and ingrained dirt.
