Professional Care for Amtico, Karndean, and Commercial LVT
LVT is exceptionally durable, but its textured surface can trap 'micro-soil' that standard mopping simply cannot reach.
Luxury Vinyl Tile (LVT) brands like Amtico and Karndean have revolutionised commercial flooring with their realistic wood and stone effects. While these floors are incredibly tough, they often feature a 'grain' or texture that, over time, fills with microscopic dirt and cleaning residue.
Standard mopping often just moves this soil around, leaving the floor looking dull or 'filmy'. Our professional LVT service uses cylindrical brush technology and pH-balanced cleaners to lift this ingrained soil without scratching the wear layer.
LVT is typically built up in layers: a backing layer, a decorative print film, and a clear urethane-reinforced wear layer on top. Understanding this construction matters because cleaning products designed for solid vinyl or laminate can sometimes be too aggressive for the thinner wear layers found on some LVT ranges, so matching the method to the product is essential rather than optional.
Specification at a glance
- • LVT requires mechanical agitation to clean textured surfaces effectively.
- • Removing 'mop film' is essential for restoring the floor's original appearance.
- • Professional cleaning helps maintain the floor's slip-resistance and hygiene.
- • Low-moisture methods protect click-fit and glued joints from lifting.
- • Understanding the layered construction of LVT informs the right cleaning approach.

The problem with 'mop-and-bucket' cleaning
The most common issue we see with commercial LVT is the build-up of old cleaning chemicals. If the mop water isn't changed frequently, a layer of dried detergent and dirt forms on the surface. This 'film' makes the floor look hazy and actually attracts more dirt.
Our 'scrub-and-dry' process uses fresh water and vacuum recovery, ensuring that every bit of soil and old residue is physically removed from the premises, not just spread around.
Preserving the wear layer
LVT has a clear PVC wear layer. While it is hard-wearing, it can be scratched by abrasive grit. Our process starts with intensive dry soil removal to ensure no grit is present during the mechanical scrubbing phase.
Grout lines and click-fit joints
Many commercial LVT ranges use a tight click-fit or glue-down joint system, and some designs even feature a grouted look between planks. These joints can trap moisture and fine soil if flooded during cleaning, potentially causing edges to lift or discolour over time.
We control the amount of moisture used at every stage, favouring low-moisture scrubbing with immediate vacuum recovery over flood-mopping. This protects the joints while still delivering a thorough clean across the whole floor plate.
- Low-moisture scrubbing avoids flooding click-fit or glued joints.
- Immediate vacuum recovery prevents standing water at seams.
- Joint inspection identifies any early signs of lifting before it spreads.
- Appropriate for both loose-lay and fully adhered LVT systems.
- Cylindrical brushes reach deep into the textured 'grain' of the tile.
- Neutral cleaners remove 'mop film' and restore original lustre.
- Safe for all major brands, including Amtico and Karndean.
- Optional application of protective 'dressings' for high-traffic areas.
- Restores slip resistance by removing oily surface residues.
