How our commercial floor survey works

Before we clean, we survey. Understanding your floor's health is the foundation of our service.

You wouldn't expect a builder to quote without seeing the site, and we don't clean floors without first surveying them. A floor survey is how we determine the cleaning method, risk factors, and the true condition of your flooring assets.

This process is non-invasive, informative, and designed to give you a clear, honest assessment of what can be achieved.

A thorough survey looks well beyond the visible surface of the floor, because many of the issues that affect cleaning outcomes are hidden beneath it.

Catching these problems early prevents surprises during the clean itself, and gives you an honest picture of the floor's overall condition before any work begins.

Technician conducting a floor survey
  • We assess the material type and current condition.
  • Test-patch cleaning determines the most effective agents.
  • Access constraints are documented for accurate quoting.
  • Identification of potential damage or structural issues.
  • Clear, transparent report on expected outcomes.
  • Subfloor and transition condition are checked alongside the visible surface.
  • Adhesive failure and edge lifting are flagged before cleaning begins.

Why we survey

Floors are complex. A 'carpet' could be nylon, wool, or a mix, each requiring different chemistry. A 'stone' floor could be marble, limestone, or granite.

Without a survey, we risk using the wrong cleaner, which could permanently damage your flooring or, at best, fail to clean it properly.

The survey process

Our technician will visit your site, inspect the floor covering in all key areas, and check for high-traffic patterns, staining, and wear.

We will perform small test patches in inconspicuous areas to check for chemical reactivity and soiling removal performance.

  • Assessment of soiling and wear
  • Verification of material type
  • Test-patch for chemistry
  • Access and obstruction review

What you get afterwards

Following the survey, you will receive a transparent quote and, if needed, a recommendation on how to best maintain your floors going forward.

We won't pressure you to book; we just want to ensure you have all the facts.

What we look for beyond the obvious

We check transition strips and thresholds between different floor types, since these areas often show signs of movement, lifting or trapped debris that can affect cleaning safely.

Where carpet tiles or vinyl are involved, we look for early signs of adhesive failure, curling edges or delamination, all of which can be made worse rather than better by aggressive wet cleaning.

Damp readings are taken in areas prone to moisture ingress, since cleaning over a damp subfloor can trap moisture and encourage odour or mould further down the line.

The short version

  • • Surveys are essential for safe, effective cleaning.
  • • We assess, test, and report honestly.
  • • No pressure — just expert advice.
  • • Surveys check subfloor and transition condition, not just the surface.
  • • Adhesive and edge issues are identified before cleaning starts.
  • • Damp checks help avoid trapping moisture during the clean.
