Understanding our commercial floor cleaning quotes
Fair, transparent, and accurate. Here is how we translate your requirements into a quote.
We believe in total transparency. Our quotes are not random numbers plucked from a hat; they are calculated based on your specific site conditions, the floor type, and the complexity of the work involved.
By understanding these factors, you can see exactly what you are paying for and why.
Once you have quotes from more than one contractor, comparing them properly means looking past the bottom-line figure to what is actually included.
Quotes that look cheaper on paper sometimes hide a narrower scope of work, and spotting these gaps early avoids disputes once the job is underway.

- Quoted based on total floor area, not just 'per room'.
- Accessibility significantly impacts labour costs.
- Floor type and soiling severity affect chemistry and equipment.
- Out-of-hours versus in-hours work availability.
- Transparent breakdown of what is included.
- Like-for-like comparison requires checking scope, not just price.
- Vague quotes are often a sign of missing detail rather than good value.
The foundation: Area and access
The size of the area is the baseline, but the access is what really changes the job's complexity. Are we cleaning ground-floor offices with parking, or a fourth-floor unit that needs kit moved via a lift?
Moving heavy machinery takes time, and we factor this in to ensure we have the right team and time window to do the job properly.
Material and chemistry
Carpet cleaning is vastly different from marble honing. Each material requires different machinery, training, and sometimes expensive, specialist cleaning agents.
The severity of soiling also plays a role. Heavily neglected floors require more passes and more intensive chemical work than floors that have been well-maintained.
- Total square meterage
- Floor material and complexity
- Site accessibility and logistics
- Working hours (in-hours vs. out-of-hours)
Why we don't have a flat rate
Every site is different. A flat rate would either penalise well-maintained sites or force us to cut corners on challenging jobs. Our quote is tailored to the reality of your floor.
Comparing quotes from different contractors
Check whether each quote covers the same total area, the same method, and the same number of visits, since a lower price sometimes reflects a smaller scope rather than better value.
Look for clarity on what happens if extra soiling is found on the day, whether furniture moving is included, and whether waste-water disposal is the contractor's responsibility.
A quote with vague wording such as 'general cleaning as required' is harder to hold a contractor to than one that specifies methods, frequency and expected outcomes in plain terms.
- Confirm total area and number of visits match across quotes
- Check what happens if extra soiling is found on site
- Look for named methods rather than vague descriptions
The short version
- • Quotes are built on area, access, and material complexity.
- • We do not use flat-rate pricing.
- • Total transparency in every quote.
- • Compare scope and method, not just the final price.
- • Vague wording in a quote is a warning sign.
- • A reputable contractor will explain their pricing openly.
