Dealing with Efflorescence & Salting on Commercial Floors & Textiles

A practical, honest guide to diagnosing and correcting efflorescence & salting in commercial premises.

What you are looking at

  • Cause: rooted in specific chemistry or physical wear, not just "dirt".
  • Identification relies on comparing affected and unaffected areas.
  • Household products often make efflorescence & salting worse, not better.
  • Professional correction is matched to the fault and the floor or fibre type.
  • Full restoration isn't always possible — we'll always tell you honestly if that's the case.

Efflorescence is a white, powdery or crusty deposit that forms when water moving through concrete, mortar or porous stone carries dissolved mineral salts to the surface, then evaporates and leaves those salts behind as visible crystals.

This is fundamentally a moisture problem rather than a surface soiling problem: the salts originate from within the substrate below the flooring, and as long as moisture continues to move upward through the material, salt deposits can keep reappearing after cleaning.

Efflorescence is especially common on newly laid stone or concrete floors, where residual construction moisture is still working its way out, and on floors near ground level where rising damp or poor damp-proofing allows continued moisture movement.

Why businesses ask us for this

  • • Efflorescence & Salting has a specific, identifiable cause rather than being random dirt.
  • • DIY attempts frequently worsen the problem before a professional treatment is applied.
  • • We correct what can be corrected and are upfront about any permanent limitation.

Why DIY treatment on efflorescence & salting usually fails

Simply brushing or wiping away the salts removes the visible deposit but does nothing about the ongoing moisture movement bringing more salts to the surface.

Sealing over active efflorescence without addressing it first can trap moisture beneath the sealant, worsening the underlying damp problem.

Acid-based cleaners can dissolve some salts but risk damaging calcareous stone and do not stop new efflorescence forming.

Efflorescence & Salting: how to spot it in a commercial setting

Efflorescence appears as a white or pale grey powdery bloom on the surface, sometimes crusty, that can usually be brushed off but returns over time.

It tends to concentrate near joints, grout lines or the edges of a floor where moisture naturally travels and evaporates.

Unlike limescale, efflorescence often has no obvious external water source, since it originates from moisture within the substrate itself.

How we correct efflorescence & salting professionally

The existing salt deposit is removed using a method suited to the stone type, followed by identifying and, where possible, addressing the underlying moisture source.

Once the substrate has been given a chance to dry and moisture movement has reduced, an appropriate breathable sealant can be applied that allows any residual vapour to escape without trapping it.

Ongoing monitoring after treatment helps confirm whether the efflorescence was a one-off (common in new floors) or linked to a persistent damp issue needing wider building attention.

Preventing efflorescence & salting recurring

Allowing new concrete or stone installations adequate time to cure and dry before sealing reduces the volume of salts pushed to the surface later.

Addressing damp-proofing and drainage issues at building level is the only reliable way to stop recurring efflorescence rather than repeatedly treating the symptom.

When efflorescence & salting can't be fully corrected

If the underlying moisture source, such as rising damp or a leaking membrane, is not resolved at building level, efflorescence will continue to reappear no matter how often the surface is cleaned.

Very heavily salted stone can suffer surface pitting from repeated crystallisation, which cleaning improves in appearance but cannot fully reverse structurally.
