Cleaning and drying floors after a burst pipe or water leak

Once a leak has been stopped and the immediate water removed, the floor underneath still needs proper cleaning and drying.

What you are looking at

  • For post-leak cleaning once the water source is fixed, not emergency water extraction
  • Removes tide marks, staining and residual odour from affected carpet or hard flooring
  • Assessment of whether affected carpet is salvageable or needs replacing
  • Works alongside your insurer or loss adjuster where a claim is involved
  • Covers carpet, vinyl and stone flooring

By the time we're called in after a leak, the plumbing fault should already be fixed and any standing water removed — we're a floor cleaning company, not an emergency water extraction or restoration contractor, and we don't attend active flood scenes.

What we deal with is what's left behind: carpet that's been saturated and dried unevenly, tide marks and staining on stone or vinyl, and the musty odour that develops if a floor has stayed damp for any length of time.

We assess the affected area, clean thoroughly and, where the floor covering itself has survived undamaged, get it back to a usable, odour-free condition.

Why businesses ask us for this

  • • We clean and restore floors after a leak is fixed — we don't do emergency water extraction.
  • • Odour and tide-mark removal depend on how saturated the underlay or subfloor became.
  • • We can support an insurance claim with a written summary of work done.

What we do and don't cover after a leak

If water is still actively coming through a ceiling or from a live pipe, that's an emergency plumbing and water damage restoration job, not ours. Once the leak is stopped and standing water has been dealt with, that's when we can help.

Our role is cleaning and, where possible, restoring the floor covering that's been left damp, stained or marked.

Assessing carpet after water exposure

Carpet that's been saturated and dried slowly often develops odour from the underlay or subfloor even if the surface looks fine. We check underneath where access allows before recommending a clean over a replacement.

Where backing has delaminated or underlay is contaminated, cleaning the surface won't resolve the underlying problem.

  • Check for odour from underlay/subfloor
  • Assess carpet backing condition
  • Treat visible tide marks and staining
  • Confirm whether full replacement is needed

Cleaning stone and vinyl after water damage

Stone floors can show white staining (efflorescence) after prolonged water contact, and vinyl can show discolouration or lifting at seams. We clean and, where the surface allows, restore the finish.

Working with insurance claims

Where a leak is being claimed on insurance, we're happy to liaise with your loss adjuster or provide a written note of the work carried out, though we're not a restoration contractor instructed directly by insurers as standard.
